Mortgage Payment Comparison With Assistance
Builds base and assisted loan amounts from price, down payment percent, and a user-entered assistance amount, then compares fixed-rate amortizing payments.
Limitation: Educational comparison only—not a Loan Estimate, underwriting decision, or advice.
How to Compare Assistance Scenarios
Enter price, down payment percent, assistance amount, rate, and term for a fixed-rate principal-and-interest comparison.
Choose a display currency; no conversion occurs.
Assistance is not eligibility
This page never checks FHA, VA, USDA, or other program rules. Enter only an amount you are modeling after your own research.
An Educational Comparison—not Program Advice
Down payment reduces price to a base loan. Assistance further reduces principal up to that base loan. Both payments use the same rate and term in a standard amortizing model. Taxes, insurance, mortgage insurance, and lender fees are excluded. Results cannot determine eligibility or replace CFPB-required disclosures.
Assistance Comparison Examples
Five percent down with 20,000 assistance
Entered mortgage assumptions
Payments and savings
Base loan = 400,000 − 20,000; assisted loan = 380,000 − 20,000; both payments use 6% over 360 months.
Ten percent down with 10,000 assistance
Entered mortgage assumptions
Payments and savings
Base loan = 350,000 × 0.90; assisted loan subtracts 10,000; payments use 5.5% for 360 months.
Reconcile with lender disclosures
Compare worksheet payments with a Loan Estimate. Official forms may include insurance, taxes, and fees this model omits.
