How to Calculate Rental Yield

Enter purchase or current property value, expected monthly rent, and annual operating costs in one currency.

1

Choose a display currency; the calculator does not convert currencies.

Mortgage payments are not operating expenses

Debt service belongs in a cash-on-cash or property ROI worksheet, not in the operating-expense field used for net yield.

What Gross and Net Yield Mean

Gross yield uses annualized rent only. Net yield uses net operating income after the expenses you enter. Neither figure is a forecast of occupancy, rent growth, or resale value.

Rental Yield Examples

Three-hundred-thousand property

Entered rent and expenses

propertyPrice:300000
monthlyRent:2000
annualOperatingExpenses:6000

Yield percents

24,000 annual rent; 18,000 NOI; 8% gross; 6% net

Rent × 12 = 24,000; after 6,000 expenses, NOI is 18,000; yields are 8% and 6% of price.

Lower rent scenario

Entered rent and expenses

propertyPrice:250000
monthlyRent:1500
annualOperatingExpenses:3000

Yield percents

18,000 annual rent; 15,000 NOI; 7.2% gross; 6% net

1,500 × 12 = 18,000; NOI = 15,000; 18,000/250,000 = 7.2% and 15,000/250,000 = 6%.

Stress-test vacancy

Raise operating expenses or lower rent to see how net yield changes before relying on a single scenario.
